Building a custom home should be exciting. You are designing the way you want to live, choosing your layout and creating a space that fits your lifestyle. After reviewing hundreds of plans, these are the issues I see the most.

Here are my top five custom build pet peeves and how you can avoid them.

1. Putting the sink in the island with the stove directly across

This layout is popular in floor plans and online photos, but it does not work well for most families. When the sink is in the island and the stove is across from it, the kitchen becomes a one-person workspace. There is no strong prep zone or room for two people to cook together. SB Real Estate encourages buyers to put function first when planning the kitchen because it is the most used space in the home.

2. Ignoring lot grading until the end

The grade of the lot plays a major role in how your home lives. It affects the entry, the backyard, the deck height and even drainage. Many buyers picture a flat entry or walk-out backyard and then discover the grading makes that impossible. When I review plans with clients, I make sure the grading plan matches the lifestyle they want. Early planning prevents major surprises.

3. Placing windows for light but not for the view

Good natural light is important, but what you are looking at matters just as much. A beautiful window over a bathtub sounds great until you realize it faces your neighbor’s second-story window. 4. Exterior designs that lack dimension and materials
